This nine building development in Ontario, Canada – of which we are responsible for eight – provides a microcosm within itself, where a mix of retail, restaurants, grocery, banks, offices, residential, and a cinema, lie above a layer of underground parking.

A restoration project of three historic landmarked mixed use buildings to incorporate new retail tenants, including Top Shop and JCrew.

This 540,000 square foot, two-block residential development offers approximately 124 affordable apartment units, 15 town homes and 323 market-rate condos by a beautifully landscaped and activated waterfront. 

Primary responsibilities: Community Board dispute – quick & preliminary 3D modeling and animation clip disputing overlayed allegations.

This existing mall underwent a transformation to add a major department store anchor in the lower levels. Vertical transportation was re-conceptualized, chamfered entrances were altered and retail as well as common spaces were revitalized.

The residential component of 11 Broadway  includes 160 residential rental units which account for 14 stories of mixed  affordable and market rate housing. The ground floor of the project has been specifically tailored to meet the needs of a grocery store tenant and additional retail space for several small local shops along Broadway.

 Primary res­­ponsibilities: [re]design, 3D modeling & rendering, retrofit apartments to comply with fair housing and ADA regulations, SHPO package, retail layout, schematic design, design development, construction documents, tax lots and condominium documents.

CityPoint is a 1.5 million square foot mixed-use development of new construction, including a 5-story 500,000 square foot retail podium under a mixture of affordable and market rate housing. This LEED certified building provides a concise framework for identifying and implementing practical and measurable green building practices and solutions.

The project transforms  a site once used as garage space into a 400,000 square foot mixed-use structure containing 50,000 sf of retail space, a 150,000 square foot residential tower, 120,000 square feet of office/community facilities and a below grade parking garage.

This  100 year old Arts and Crafts bungalow is a prime example of the high craftsmanship of the time.  Wood finishes and stained glass windows remained in great shape whereas the kitchen remained outdated and disconnected from the rest of the house.  The Kitchen renovation is still underway but already residents enjoy their new kitchen “it reminds them of simpler, yet more extravagant times”.

This retrofit project turns what used to be an old, run-down library into St. Joseph’s High School new media center.  Books instead of beings relocated, find their home along the walls, built-in shelves and benches. Central axis becomes primary computer/technological artery while the perimeter retains a lounge feel, where furniture is arranged to create certain level of privacy between groups.
